  • Historic Districts

If your home is in one of Delray Beach’s historic districts, exterior alterations and additions need a Certificate of Appropriateness, reviewed by the City’s historic preservation staff or Historic Preservation Board. Interior remodeling doesn’t require that review. We identify what applies to your property and prepare the submission before the building permit.

  • Permits & Inspections

Inside city limits, permits go through the City of Delray Beach Building Division. Many western Delray Beach communities are in unincorporated Palm Beach County instead. We confirm jurisdiction for your address, file the application, record the Notice of Commencement when required and schedule every inspection.

We all know it's stressful to find a reputable LICENSED and INSURED GC here in South Florida. Thus why it took us about 4 weeks of meeting and vetting GCs (none were great) until we found Colby and North2South Renovations. Beyond happy that we did! From the first call with Colby until our full house renovation was completed, he has been honest, fair, extremely knowledgeable and accomodating. He has employees, NOT SUBs, employees that work for and WITH him. All of his employees are very skilled and experts at what they each do. Colby also has a dedicated tile guy, stone guy, glass guy and an electrician! No subbing out! The employees and the dedicated trade individuals have worked for Colby collectively for well over 10 years! This is huge in South Florida! Our full house renovation included 2 new bathrooms, all new floor tile throughout the house (they removed old tile first and did this the correct way), new kitchen with island, new shaker baseboards and new shaker doors, plus lots more. Painting, detail work - These men do it all! This full house renovation only took 60 days! We could not be happier and feel Colby is the # 1 GC in South Florida! Pictures attached show his work, you can also find his videos on Instagram and FB.Read full review

Colby did a great job on our home remodel. He was super communicative, professional, and really hardworking. Even on his off days, he still answered our questions and made sure we felt good about everything. I really appreciated the way he understood our vision and gave helpful insight along the way. I’d definitely recommend Colby to anyone looking for solid remodeling work.Read full review

Colby and his team couldn't have been more helpful and professional helping with our duplex renovation. It being my first reno job, Colby went above and beyond the call of duty to make sure I was up to speed and knew everything i needed, and helped me avoid more than a few pricey newbie mistakes. Can't say enough about the quality of their work, the quality of their team and the incredible efficiency they operate with.Read full review

Who issues building permits in Delray Beach?

Inside city limits, permits are issued by the City of Delray Beach Building Division. Many homes with a Delray Beach address west of the city are in unincorporated Palm Beach County, where the county issues permits. We confirm jurisdiction for your address before we file.

Do I need historic approval to remodel in Delray Beach?

Only for certain work. In Delray Beach’s historic districts, exterior alterations, additions, exterior color changes and demolition require a Certificate of Appropriateness, reviewed by city staff or the Historic Preservation Board depending on the scope. Interior remodeling does not require historic review. We prepare the submission when it applies.

Can you remove walls or add new openings?

Yes. Structural changes need a licensed engineer’s design, signed and sealed plans, a building permit and inspections. We coordinate each step and build to the approved plans, including temporary shoring while beams are installed.

Do you work with HOAs and condo associations?

Yes. Most Delray Beach communities west of I-95 and many condo buildings require written approval before work starts. We prepare the association package and schedule crews within community rules. See our Permits & HOA/Condo Approvals page for details.

Do you handle the plumbing and electrical work too?

Yes. Florida requires plumbing, electrical and mechanical work to be done by contractors licensed in those trades. We schedule and supervise them as part of your project, so you deal with one company from start to finish.
