Two approvals, two sets of rules

Most remodels here need a building permit from the city or county and, in a community with an HOA or condo association, the association’s written approval. Start without either one and you risk stop-work orders, fines or trouble when you sell.

We confirm which building department has jurisdiction over your address, prepare drawings and applications, coordinate engineers for structural work, and build the review time into your schedule.

What each one takes

  • Building permits

Structural, plumbing, electrical and mechanical work and window or door replacement typically need a permit from your city or Palm Beach County. We file, track plan review and schedule every inspection.

  • HOA & condo approvals

Expect a renovation application, plans, license and insurance certificates and work-hour rules. Condos may add sound control, elevator reservations or an engineer’s letter.

We all know it's stressful to find a reputable LICENSED and INSURED GC here in South Florida. Thus why it took us about 4 weeks of meeting and vetting GCs (none were great) until we found Colby and North2South Renovations. Beyond happy that we did! From the first call with Colby until our full house renovation was completed, he has been honest, fair, extremely knowledgeable and accomodating. He has employees, NOT SUBs, employees that work for and WITH him. All of his employees are very skilled and experts at what they each do. Colby also has a dedicated tile guy, stone guy, glass guy and an electrician! No subbing out! The employees and the dedicated trade individuals have worked for Colby collectively for well over 10 years! This is huge in South Florida! Our full house renovation included 2 new bathrooms, all new floor tile throughout the house (they removed old tile first and did this the correct way), new kitchen with island, new shaker baseboards and new shaker doors, plus lots more. Painting, detail work - These men do it all! This full house renovation only took 60 days! We could not be happier and feel Colby is the # 1 GC in South Florida! Pictures attached show his work, you can also find his videos on Instagram and FB.Read full review

Colby did a great job on our home remodel. He was super communicative, professional, and really hardworking. Even on his off days, he still answered our questions and made sure we felt good about everything. I really appreciated the way he understood our vision and gave helpful insight along the way. I’d definitely recommend Colby to anyone looking for solid remodeling work.Read full review

From start to finish, Colby was spot on with communication, setting clear expectations and following through on every step on our bathroom remodel. They walked us through what to expect each day, which made the entire process feel seamless and stress-free. The consistency in their work and their professionalism—especially when communicating any challenges—was incredibly important to us throughout the remodel. The renovation moved quickly, and the team treated our home with the same care and respect as if it were their own. Since this was our only bathroom, they truly understood the urgency and got us back up and running in no time. Having a team in our home that treats it like their own is all you we could have asked for. As someone who knew very little about design, I really appreciated how Colby guided us through decisions on tile, lighting, and fixtures. I couldn’t have asked for a better team. We’re already looking forward to working with them on future projects and can’t recommend them highly enough!Read full review

Do I need a permit for my remodel?

If the work touches structure, plumbing, electrical or mechanical systems, or replaces windows or doors, it typically needs a permit. Cosmetic work like painting usually does not. Requirements vary by jurisdiction, so we confirm them with the building department for your address before we quote.

Is my home under the city or Palm Beach County?

It depends on the property, not the mailing address. Many homes with Boca Raton, Delray Beach or Boynton Beach addresses, especially in western communities, are in unincorporated Palm Beach County, where the county issues permits. We check jurisdiction before anything is filed.

What is a Notice of Commencement?

It is a document required under Florida’s construction lien law for most permitted improvements above the state’s dollar threshold. It must be recorded with the county and posted at the job site before the first inspection. We prepare it with you and make sure it is recorded on time.

What does my HOA or condo association need from me?

Most associations ask for an application, a description or drawings of the work, the contractor’s license and certificate of insurance, and acknowledgment of the community’s work rules. Condo buildings may also require sound-control flooring specs, elevator reservations or an engineer’s letter for structural changes. We put the package together for you.

Can work start before the association approves?

We don’t recommend it. Associations can stop work, impose fines or require changes when work begins without approval. We schedule construction only after both the association approval and the building permit are in place.

How long do approvals take?

It varies by building department and association. Simple permits can move quickly, while structural work, condo board reviews and historic-district approvals take longer. We give you an approval timeline with your estimate and keep you updated as each review moves forward.

Do you handle historic-district reviews in Delray Beach?

Yes. In Delray Beach’s historic districts, exterior alterations, additions, exterior color changes and demolition require a Certificate of Appropriateness. Interior work does not. We prepare the submission when it applies. Learn more on our Delray Beach general contractor page.

Ready to talk through your remodel?

Tell us what you want to change. We will walk the home with you, explain what the job involves, and give you a written estimate you can actually compare.
