Many BallenIsles homes are now ready for modern updates. North2South Renovations elevates them with custom kitchens, designer bathrooms, new flooring and full interior renovations, and we prepare the architectural review submissions your neighborhood requires.

As a licensed Florida general contractor (License #CBC1269429) with 15 years of remodeling experience across Palm Beach County, we manage approvals, permits and construction with one point of contact.

With 33 neighborhoods, BallenIsles includes a wide range of homes, from villas and townhomes to single-family and estate homes on the golf courses. Common projects include opening kitchens to living areas, rebuilding primary bathrooms and replacing flooring to bring older homes in line with today’s style.

Each BallenIsles neighborhood has its own association standards, and exterior-visible work typically needs architectural review before construction. BallenIsles is within the City of Palm Beach Gardens, so permits go through the city. We prepare both submissions and plan the review time into your schedule.

Colby and his team at North2South Renovations are the best choice for remodeling and renovation in Delray Beach — and all of South Florida across the board! Not just in the quality of their work, but their quality as people. As a young, single, woman homeowner, I hesitated to hire any professional contractors and was nervous to allow them into my home. I struggled finding someone I could trust, and did most of the work by myself for the first 4 years. I was referred to North2South by friends, and I only wish I met Colby and his team sooner! At all times, myself, my roommate, AND my pets all felt comfortable and happy to have Colby’s team — Brian, Caiden, Chad, and Scotty working on our home. From the first consult, I could tell he is very passionate about the work, quality, and making the clients’ dreams come to life. This is not one of those companies where the GC is this illusory figure who is hard to reach, and subcontracts out everything, or who only shows up when convenient for him. Colby was there every step of the way, making sure everything went smoothly from designing, permitting, reconfiguring, demo, installation, coordinating deliveries, and more. On top of it all, the prices are very fair, and you can tell he cares more about producing quality work and the name of the company he’s built than just making money. I absolutely LOVE my new ceiling, windows, and countertops. I would absolutely recommend North2South to anyone who’s looking for the best kitchen, bathroom, or whole home renovation in Delray Beach, FL and greater Palm Beach County area. I would and hopefully WILL gladly hire them again.Read full review

I live in an attached villa in Delray Beach built in 1990. I wanted to improve my whole kitchen and the outer area in my master bath. Having never done this before I set out to find a company to do the job. After a few calls to friend’s referrals, it felt as if it was too small a job to warrant much attention from them, basically they ignored me because business is booming nowRead full review

I recently had my master bathroom completely renovated by North 2 South Renovations, and I truly cannot say enough good things about the entire experience. From the very beginning, Colby, the founder, was an exceptional communicator. He was responsive, professional, and offered thoughtful suggestions that really helped bring the vision together. His guidance made decision-making so much easier, and it was clear he genuinely cared about the end result. His team—Brian, Chad, Leo, Scotty, and Caden were outstanding. Each one of them took tremendous pride in their workmanship, and it showed in every detail. They were consistently on time, worked efficiently, and went above and beyond to ensure everything was done right. It’s rare to find a crew that is not only skilled, but also so respectful and considerate. They treated my home with care, always covering furniture and protecting surrounding areas, which I truly appreciated. You could tell they respected the space as if it were their own. The transformation of my 30-year-old bathroom is incredible. The finished product exceeded my expectations, and the quality of the work speaks for itself. They truly went the extra mile in every aspect of the project. If you’re looking for a company that is professional, reliable, and delivers beautiful results, I highly recommend North 2 South Renovations. I am beyond thrilled with my new bathroom.Read full review

Frequently Asked Questions

Still have a question? Call (561) 664-3256
Do I need architectural approval to remodel in BallenIsles?

For exterior-visible work and projects that bring contractors on site, usually yes. BallenIsles neighborhoods have association standards that are reviewed before construction begins. We prepare the submission and coordinate gate access.

Who issues building permits in BallenIsles?

BallenIsles is within the City of Palm Beach Gardens, so permits are issued by the city’s building division rather than Palm Beach County. Remodels involving plumbing, electrical or structural work require a permit. As your licensed general contractor (License #CBC1269429), we confirm the requirements for your address and handle the application, plan review and inspections.

Can you update an older BallenIsles home?

Yes. We assess existing plumbing, electrical and layout during the walkthrough and include any needed updates in your estimate, so there are no surprises once work begins.

How much does a remodel cost in BallenIsles?

Most bathroom renovations range from $15,000–$45,000+ and kitchen remodels from $30,000–$75,000, depending on scope, materials and whether the layout changes. Larger single-family and estate homes often land toward the upper end. We give you an itemized estimate after our walkthrough.

How long does a remodel take?

A typical bathroom renovation takes 3–6 weeks of construction, and kitchens run 6–10 weeks. Architectural review and city permitting add lead time before work starts, so we build them into the schedule.

Do you work in other Palm Beach Gardens communities?

Yes. We remodel homes throughout Palm Beach Gardens, including PGA National, Mirasol and Frenchman’s Reserve. Visit our Palm Beach Gardens remodeling page to see the communities we serve.
